Using a VA loan on a two-to-four unit property: live in one unit, rent the others. It's fully within the rules and it's the fastest legitimate path from homeowner to investor I know of. The occupancy and income requirements are specific, which is where people get tripped up.
Why “your credit is too low” is usually bad advice. The VA sets no minimum score. Individual lenders set their own overlays — which is exactly why one lender's no isn't the answer.
