VA Program – 5/1 ARM

This is a VA loan program—see VA guidelines at VA Home Loans.

  • Example: A 5/1 ARM with a 30-year amortization. Initial interest rate of 5.93% APR, with 2 discount points, yielding a monthly payment of approximately $2,834 during the first 60 months.

After 60 months, the rate adjusts annually based on the 1-Year Treasury Index plus a margin (e.g., 2.25%) with applicable caps on annual and lifetime adjustments. Rates and payments may increase after consummation. Maximum payment scenarios will vary based on borrower qualifications.

Reverse Mortgage

Borrower must pay property taxes, homeowner’s insurance, and otherwise comply with all loan terms. Failure to do so may result in foreclosure.

Applies only to purchase transactions. Does not apply to Reverse Mortgages, FHA 203(k), VA, Bond, MCC, loans needing prior investor approval, or brokered loans.
